Steps to Purchasing a New Home

Thinking of buying a new home? I am certain that this is a not only an exciting time but also very scary! Whether you are purchasing a detached house, condo, townhome, or manufactured home, you are faced with many difficult decisions. This can be a very confusing time for many people. Are you prepared to purchase a home? Are you a first time buyer? Do you know what to expect or what the costs are? Do you still have questions?


Locating the perfect home is not always an easy task, and understanding the process, or obtaining a mortgage loan can be a complex and tiring process. I have many resources and contacts available to assist you through this process.


I simplify the buying process to make purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own! I will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and negotiate on your behalf to get you the BEST possible deal!

Your First Step

Why are you buying a new home? Is it to stop paying rent or possibly to start building equity, or maybe because you would like to have a place of your own or possibly you are starting to raise a family!  What kind of home would you like and where would you like to be? How much can you afford? You must ask yourself these questions and be specific with your answers! Separate the "must haves" from the "want to haves."


Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood); community (north, south, east, or west side); neighborhood (older and settled or sparkling new); a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment and commuting time must all be considered. 


Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and the kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell so there are many considerations. It's best to consider how long you expect to live in this particular home.


Your Next Step: Loan Pre-Qualification

The next step will be to meet with a qualified mortgage broker! There are some excellent mortgage professionals that can assist you to get the best mortgage rate. This is one of the most important steps when purchasing a home. Researching and finding a good mortgage professional can save you thousands on the life of your mortgage. This only takes a short time to meet with a mortgage professional and get the process started but can be extremely important in negotiating on a property.


If you need a mortgage professionals that has an excellent reputation for successfully acquiring loan approvals I would be happy to suggest them to you but you should always do your own research and ensure you are confident with your choice!
